From the street, most houses look "fine." But walk up close and you'll see it — a green-grey film on the north-facing wall, black streaks under the eaves, spider webs and insect debris in every corner. That film is a living layer of algae, mildew, and airborne organic matter that's been accumulating since the day the siding was installed.
Left untreated, it etches into the surface. Algae roots penetrate. The colour underneath fades unevenly. What started as a wash becomes a siding replacement — and that's exponentially more expensive.
A professional soft wash kills the organic growth at the root, lifts the embedded grime, and rinses it all away without a single PSI of high-pressure water touching your siding.
Soft washing — not pressure washing — for siding.
High-pressure water can strip paint, crack vinyl siding, force water behind the siding into the wall cavity, and void manufacturer warranties. We've seen "DIY pressure washed" houses with water damage behind the siding that cost thousands to remediate.
Soft washing uses a low-pressure pump (under 500 PSI — about the same as a garden hose) combined with a biodegradable cleaning solution that contains sodium hypochlorite and surfactants. The solution dwells on the surface for 10–15 minutes, killing algae, mildew, moss, and bacteria at the root. Then we rinse with low-pressure water. The organic matter is dead and gone — it won't grow back for years.

Vinyl Siding
The most common siding in Ottawa. Soft wash removes the green-grey algae film without cracking or warping the vinyl. Restores original colour. Typically done in a single visit.
Brick & Stone
Brick absorbs decades of road grime, efflorescence (white mineral deposits), and biological growth. Soft wash dissolves the organic layer without eroding mortar joints. Pressure washing brick can blow out mortar — we don't risk it.
Stucco & EIFS
The most delicate exterior surface. High pressure delaminates stucco instantly. Our soft wash cleans gently, removing dirt and mildew without surface abrasion.
Hardie Board & Fiber Cement
Engineered siding that holds up well in Ottawa but collects the same organic film as vinyl. James Hardie specifies low-pressure cleaning in their warranty — we follow manufacturer guidelines exactly.
Soffits, Fascia & Eaves

Gutters — Exterior

Common questions about house washing.
How often should I wash my house exterior?+
In Ottawa, every 3–5 years for most properties. Homes shaded by trees, near water, or on north-facing lots may need washing every 2–3 years — more organic growth in those conditions. If you can see a green film or black streaks from the street, it's overdue.
Will soft washing kill my plants or lawn?+
No. We pre-soak all landscaping with plain water before applying any cleaning solution — this dilutes anything that reaches the soil. We tarp sensitive plants directly below work areas. The cleaning solution is biodegradable and breaks down within hours. In 25+ years, we've never damaged a single plant.
Can you clean one side of my house — the north wall is the only one that's bad?+
You can, but we recommend doing all four sides. The north wall is always the worst because it gets the least sun, but the east and west walls typically have significant buildup too. Cleaning just one side leaves a visible clean/dirty seam at the corners. Doing the whole house gives you a uniform result.
How long does the house wash take?+
A standard two-storey detached home takes 2–4 hours from setup to final rinse. Larger homes, properties with extensive landscaping to protect, or surfaces with heavy organic buildup may take longer. We'll give you a firm time estimate during the free assessment.
